PERMITS



1. To insure that work is done with a licensed, bonded and insured contractor.

2. To see that all work complies with the building and fire codes.

3. To insure that inspections are done to check the quality of work.

4. Homeowners can do their own work and do need a permit.


Permits are required for all new construction, remodeling, repairs and demolitions.
Don’t forget -----Permits should be pulled prior to the start of any project.
If in doubt, call first to see if a permit is required.


We need a copy of your plat of survey that has sketched on it the changes to the property, your property identification number, drawings and your contractor’s information. Lansing Ordinance requires all contractors to be licensed by Lansing, insured and bonded. We maintain a list of over 900 contractors that are licensed by Lansing.


Projects vary considerably, so does the cost of each. These costs are determined by our plan review team. Efforts are underway to streamline the process.


Inspections are determined during the review process. We have on staff Electrical, HVAC, Plumbing and Structural Inspectors and we will arrange with you to inspect the project at the proper time.


VIOLATIONS



Correcting the issue is a good start. All of our warnings have line items as to what the problem is and what we expect you to do to correct and bring the property into compliance. Most warnings arrive printed with photographs that help the recipient see the issue at hand.


By law, our notices have a compliance date printed on the warning. The time should be reasonable to correct the problem. We urge the recipient to call us if the time does not allow for compliance due to unusual circumstances. Sometimes, however, life safety or health issues cannot be adjusted for time.


We seldom enter a neighborhood without a complaint being called into our office. Having said that, egregious violations will be written on site, as the Inspector deems necessary for the greater good of the community.


We receive complaints via phone, mail and in person. To protect you, we never divulge complainant names.


Codes and ordinances change. Sometimes what was once not an issue is now against Village Ordinance.


A short list of items for which we issue warnings and tickets:

* Garbage not in approved containers
* Unsanitary swimming pools
* Derelict Vehicles
* Insect – rodent related issues
* Improper street numbers
* Lack of Village Sticker
* Weeds and tall growth
* Poor property maintenance
* Improper vehicle parking on property
* Other health concerns



There are other violations, but these are the most prevalent in Lansing.
